Most pest control visits end with bait laid and an invoice raised. RatREVEAL visits end with answers. We come to investigate — not to treat, not to quote for ongoing contracts, and not to manage a problem we never actually diagnose.
What you get from a RatREVEAL investigation is evidence: where the rats are entering, why they keep returning, and what would actually stop them. That's a different service from anything the standard trade offers, and it starts with a completely different question — not 'how do we kill them?' but 'why are they here?'
Scope

A RatREVEAL investigation covers the full picture: structure, environment, and behaviour. We look at what the property is actually offering rats — and why conventional baiting never removes that offer.
- External entry points — gaps in brickwork, pipe penetrations, air bricks, drainage runs, and ground-level voids
- Sub-floor and void spaces — whether accessible or sealed, and what evidence of activity exists within them
- Loft and roof spaces — entry from above, nesting sites, gnaw trails, and harborage materials
- Drainage and sewer infrastructure — the most common and most ignored rat highway into UK homes
- Internal harbourage — wall cavities, under-floor runs, and any structural damage indicating established travel routes
- Environmental factors — neighbouring land use, waste management, garden structure, and features that sustain a local rat population
The Process
What happens, step by step.
A RatREVEAL visit is methodical, unhurried, and transparent. Here is exactly what to expect from the moment you book through to receiving your findings.
- Booking — You contact us via the inquiry form. We confirm a visit date and send a short pre-visit checklist so you can note where activity has been heard or seen.
- Arrival and briefing — We arrive at the agreed time. Before we begin, we take 10–15 minutes to hear your account: the history, the timeline, what's already been tried.
- External survey — Full perimeter inspection of the property: foundations, drainage outlets, utility entries, boundary walls, and any outbuildings.
- Internal survey — Methodical room-by-room and void-by-void inspection. We use a borescope camera for cavities and drainage inspection equipment where needed.
- Evidence recording — All findings are documented with photographs and written notes on-site. Nothing is diagnosed from memory.
- Verbal debrief — Before we leave, we walk you through what we found. No jargon, no softening, no sales pitch for follow-up treatments.
- Written findings — Within 48 hours you receive your RatREVEAL report: a clear, unambiguous document of what was found, what it means, and what an actual fix would require.

The RatREVEAL report is not a treatment recommendation form and not a sales document for monthly contracts. It is a plain written account of what was found at your property, what the evidence indicates about source and entry, and what a genuine, lasting solution would involve.
Most homeowners who receive it say the same thing: nobody has ever explained this to them before. The report gives you the information you need to make a real decision — whether that's commissioning structural remediation work, changing your drainage, challenging a previous pest controller's findings, or simply finally understanding why the problem has never stopped.
Before You Book
Practical questions, straight answers.
How long does a RatREVEAL investigation take?
Most visits take between two and three hours. Larger properties, or those with complex sub-floor or drainage arrangements, may run to three and a half. We do not rush the survey to fit a schedule.
Do I need to do anything before you arrive?
You'll receive a short pre-visit checklist when you book. Mainly we ask you to note down where and when you've heard or seen activity, and to leave access to loft hatches, under-stairs cupboards, and any outbuildings. No other preparation is needed.
Will you lay bait or treat anything during the visit?
No. A RatREVEAL investigation is diagnostic only. We do not carry bait, we do not offer treatment, and we do not sell ongoing pest control contracts. That's the point.
What happens after I receive the report?
The report is yours to act on as you see fit. We can talk through the findings on the phone if anything needs clarifying. Some customers use the report to instruct a builder or drainage contractor directly. Others use it to have an informed conversation with a pest controller for the first time. We don't prescribe what you do — we give you the truth and respect your ability to decide.
Does the investigation cover drainage and sewers?
Yes. Defective or open drainage is the source of the problem in a significant proportion of the infestations we investigate, and it is routinely missed by standard pest control visits. We assess accessible drainage runs as a standard part of every investigation and use inspection equipment where needed.
